These scenarios anticipate a population increase to 188,510 and an addition of 10,330 households by 2051, with an influx of young adults who are likely to prefer modern living arrangements. This demographic trend suggests a strong preference for condominiums over detached homes, due to their affordability, location advantages, and lifestyle alignment.

The high scenario, which projects even more robust growth, emphasizes the shift towards a younger demographic and a corresponding increase in economic activity. This underscores the necessity for high-rise condo developments that cater to the preferences of these younger adults, who value efficiency, accessibility, and urban living. Such projects are essential not only for accommodating the expected increase in residents but also for fostering a vibrant, sustainable urban environment that aligns with contemporary housing trends and demographic shifts in Greater Sudbury.

In Sudbury, the home ownership market is currently strained by rapidly increasing resale prices, which reflect a broader national trend. Much of the new housing development is skewed towards constructing large single-detached homes, which primarily cater to upper-middle and high-income households. This focus leaves a noticeable gap in affordable ownership options, such as condominium apartments, which are limited in availability. In Sudbury, there is a marked income disparity between homeowner and renter households, with owners earning nearly twice as much as renters ($112,037 compared to $46,886). The introduction of condominiums and other high-density housing options is essential to this strategy. By increasing the availability of these housing types, the market can better accommodate a wider range of income levels and living preferences. High-density housing not only utilizes land more efficiently but also provides more affordable entry points into homeownership, thereby alleviating some of the pressures faced by lower and moderate-income households. Such developments are key to creating a more balanced and inclusive housing market in Sudbury.

As part of Ontario’s ambitious goal to add 1.5 million new homes by the end of 2031, Greater Sudbury has been specifically tasked with developing 3,800 new homes within this timeframe. This directive comes in the wake of the Provincial Government’s announcement in August 2023, which set housing targets for 21 additional municipalities, including Sudbury, building on initial targets assigned to the province’s fastest-growing regions in October 2022.

To meet this target, Greater Sudbury must average the construction of 380 new homes annually, starting from the recommendations of the 2022 Housing Affordability Task Force Report. In this context, a high-rise condo project could play a pivotal role. Such a development would significantly contribute to meeting these annual housing creation goals by efficiently maximizing land use and providing a substantial number of housing units within a single project. High-rise condominiums not only align with the need for more dense housing solutions but also help diversify the local housing market, catering to different demographics and income groups in Sudbury.
